The only slightly redeeming qualities were the fact that they were not crowded (this was something favorable to my family but I am sure not as equally favorable to the establishment) as well as the fact that the staff was friendly. We may be back again (not very often) due to convenience of location.

IHOP is usually a favorite spot for when my family wants to eat somewhere inexpensive that serves breakfast. That said, we have been to many different IHOP locations. This particular IHOP left much to be desired. In terms of the cleanliness of the establishment, I would rate it 3 out of 5.
The portions have gotten smaller... Which depending on how you look at it could be a good thing. However everything came to the table luke warm including my "hot" water for tea. My crepes were delicious though.
As far as other things I noticed when comparing to other IHOP establishments that we have been to... Firstly, they didn't have the butter pecan syrup for pancakes (what?!). Second, they didn't have any tabasco sauce (why?!).
Food was great, service was fast, and the waitress nicole was very helpful. Will definitely come back for all our breakfast needs
With these types of chains, its all about the management. We've had breakfast here several times and have always been satisfied. Friendly staff and the coffee and food is hot and tasty!
